ケネディクス不動産投資法人が、第3期（平成18年10月期）決算を発表。第3期は、31棟取得、2棟売却を行い、前期比93%増益、一方、投資口77,630口を追加発行したため、1口当たり分配金は13,529円と、前期比2.5%減となった。第4期（平成19年4月期）は、1棟取得により4.8%増収を見込むが、費用計上に伴い、2.3%減益、1口当たり分配金は13,200円となる見通し。 また、日本格付研究所（JCR）より長期優先債務格付けを取得した。格付けはA＋、アウトルックは安定的。JCRによる格付けはJ-REITで初。 また併せて、昨今のオフィスビル賃貸環境をに対応し、 ポートフォリオ構築方針を変更した。主な変更点は、（1）オフィスビルを主要な投資対象とすること、（2）商業施設を都市型に限定、（3）住宅その他の用途は当面の間投資しない、とするもの。住居は現在ポートフォリオの30％程度を占めていることから、今後の取得は収益上昇余地の高い用途への集中を明確化している。
