森トラスト総合リート投資法人（MTR）が、スポンサーである森トラストと物件入替えを行う。 MTRが売却する「新橋駅前MTRビル」は、2021年12月にヤマダ電機が一括退去後、リーシングと売却の2つの選択を模索していたが、コロナ禍の影響によりともに苦戦していた。そこでスポンサーである森トラストが保有する「仙台MTビル」と入替えを決定した。それぞれ3期に分割して入替えを行う。 仙台MTビルは、JR仙台駅より徒歩4分に位置する、1999年竣工、18階建のオフィスビル。7月末時点のエンドテナントは45社、稼働率は99.9％。取得額は158億円。 一方、新橋駅前MTRビルの売却額は218億円。売却益は41億円となる見込み。 これに伴い、第42期（2023年2月期）業績予想を修正。物件売却益13億円計上により、5月に公表した業績予想に対し30％増益を見込む。売却益のうち431百万円を内部留保とし、1口当たり分配金は2,950円と5.4％増となる見通し。 なお、売却益が計上される第43期（2023年8月期）及び第44期（2024年2月期）の業績予想は未公表。
