森トラスト総合リート投資法人（MTR）が、スポンサーである森トラストと物件入替えを行う。 MTRが取得する「神谷町トラストタワー」は、地下鉄神谷町に直結する、2020年3月竣工、森トラストが開発した東京ワールドゲートの核となる37階建の複合施設。MTRはこのうちオフィス部分の8階及び9階部分を取得する。取得額は279.6億円。 一方、MTRが売却する「東京汐留ビルディング」は、汐留エリアにある、2005年竣工の複合施設。共有持分の50％を保有し、MTRのポートフォリオの33.9％を占める旗艦物件であるが、主要なエンドテナントであるソフトバンクグループが6月に退去予定。収益の低下を軽減するため、共有持分の約12.5％を森トラストに売却する。売却額は279.6億円。売却益は約28億円を想定。 取得・売却ともに2期に分割して行う。 これに伴い、第39期（2021年9月期）業績予想を修正。 神谷町トラストタワーの取得による賃貸収益、東京汐留ビルディングの売却益14億円が寄与し、11月に公表した業績予想に対し27.6％増益を見込む。差引493百万円を内部留保とし、1口当たり分配金は3,360円と12％増となる見通し。 上記取得及び売却のそれぞれ残り半分は10月となるため、第40期（2022年3月期）も売却益14億円が計上される見込み（業績予想は未公表）。
