森トラスト総合リート投資法人が、第37期（2020年9月期）決算を発表した。 第37期における物件取得はなし。固都税や減価償却費が増加する一方、既存物件の稼働率上昇及び賃料増額、修繕費及び支払利息の減少が寄与し、前期比1.3％増益。1口当たり分配金は3,832円となった。 期末のポートフォリオは15物件、資産規模（取得額合計）は3,240億円、有利子負債比率は47.1％と前期より変動なし。 第38期（2021年3月期）は、一部物件の償却期間終了に伴い減価償却費が減少する一方、オフィスのテナント退去による減収、修繕費の増加により、前期比0.3％減益を見込み、1口当たり分配金は3,822円となる見通し。 第39期（2021年9月期）は、東京汐留ビルディングのオフィス部分のエンドテナントであるソフトバンクグループが2021年6月に退去予定。スポンサーである森トラストとのマスターリース契約は5年間延長となるが、マスターリース賃料は固定からパススルー（最低保証賃料あり）に変更となる。これに伴い7月以降3ヶ月分の減収により、前期予想比25.9％減益を見込む。内部留保より221百万円を取崩すが、1口当たり分配金は3,000円と前期予想比21.5％減となる見通し。 テナント退去により空室率が上昇傾向にあるため、東京汐留ビルディングを含め稼働率確保を重視した運用を行っていく方針。
