森トラスト総合リート投資法人が、第35期（2019年9月期）決算を発表した。 第35期における物件取得はなし。大崎MTビルのテナント退去発生や固都税が増加となるも、保有物件の賃料増額やテナント入居による増収、修繕費の減少が寄与し、前期比1.2％増益、1口当たり分配金は3,709円となった。 期末のポートフォリオは15物件、資産規模（取得額合計）は3,240億円、有利子負債比率は47.2％と前期と変動なし。 第36期（2020年3月期）は、修繕費が増加する一方、賃料増額による増収や支払利息の減少により、前期比0.3％増益を見込み、1口当たり分配金は3,722円となる見通し。 第37期（2020年9月期）は、修繕費の減少により、前期予想比0.1％増益を見込み、1口当たり分配金は3,724円となる見通し。 なお、課題であった東京汐留ビルディングのエンドテナントのソフトバンクグループ退去による影響は、森トラストとのマスターリース契約期限を2020年4月から2021年3月末へ延長する。従ってソフトバンクグループの退去に関係なく第38期（2021年3月期）まで賃料の変動はなし。
