森トラスト総合リート投資法人が、第34期（2019年3月期）決算を発表した。 第34期における物件取得はなし。天神プライムのテナント入替えやイトーヨーカドー湘南台店の契約見直しより減収となるが、仲介手数料の減少等により、前期比0.7％増益。当初見込んでいた内部留保の取崩しを行わず、1口当たり分配金は3,666円と前期を0.4％上回った。 期末のポートフォリオは15物件、資産規模（取得額合計）は3,240億円、有利子負債比率は47.2％。 第35期（2019年9月期）は、テナント入居や賃料増額改定による増収、修繕費の減少が寄与する一方、大崎MTビルのテナント退去、固都税の増加により、前期比0.2％減益を見込み、1口当たり分配金は3,660円となる見通し。 第36期（2020年3月期）は、修繕費が増加する一方、テナント入居や賃料増額改定、支払利息の減少が寄与し、前期予想比0.4％増益を見込み、1口当たり分配金は3,676円となる見通し。 なお、旗艦物件である東京汐留ビルディング（オフィス部分）のエンドテナントであるソフトバンクグループが2020年度中に退去する予定。本物件は、スポンサーの森トラストとマスターリース契約を締結しており、契約満了となる2020年4月まで賃料の変動はなし。契約満了後の運用方針は再契約の選択を含めて今後検討する。
