森トラスト総合リート投資法人が、第31期（平成29年9月期）決算を発表した。 第31期は「イトーヨーカドー新浦安店」を売却。これによる売却益28億円を計上し、前期比49.3％増益。売却益のうち726百万円を内部留保とするも、1口当たり分配金は4,964円と前期を37.8％上回った。 期末のポートフォリオは14物件、資産規模（取得額合計）は3,159億円、有利子負債比率は46.4％。 第32期（平成30年3月期）は、前期の物件売却益がなくなるため、前期比33.7％減益を見込む。内部留保より216百万円を取崩し、1口当たり分配金は3,650円となる見通し。 第33期（平成30年9月期）は固定資産税の評価替えによる増加を見込み、前期予想比0.7％減益を見込むが、内部留保より260百万円を取崩し、1口当たり分配金は3,650円となる見通し。 今後の物件取得方針として、物件取得競争の激化により大型ビルの取得が難しいことから、都心の中型ビルや地方都市の物件へ投資対象を拡大する。
