森トラスト総合リート投資法人が、第29期（平成28年9月期）決算を発表した。 第29期における物件取得はなし。御堂筋MTRビルの固都税が発生する一方、紀尾井町ビルの稼働率回復に伴う増収が寄与し、前期比2.7％増益。内部留保取崩額を当初想定より減額し、1口当たり分配金は3,570円となった。 期末のポートフォリオは15物件、資産規模（取得額合計）は3,281億円、有利子負債比率は48.0％。 第30期（平成29年3月期）は、紀尾井町ビル、新横浜TECHビル、御堂筋MTRビルの増収を見込み、前期比2.1％増益を見込む。内部留保より90百万円取り崩し、1口当たり分配金は3,600円となる見通し。 第31期（平成29年9月期）は、7月にイトーヨーカドー新浦安店のテナント退去を予定。これにより前期予想比1.7％減益を見込むが、内部留保より210百万円を取り崩し、1口当たり分配金は3,600円と変わらない見通し。 なお、イトーヨーカドー新浦安店の退去後は、次テナントの誘致、又はスポンサー等への売却による再開発の両方を検討し、年明けに具体的な方針を決定する予定。
