森トラスト総合リート投資法人が、第28期（平成28年3月期）決算を発表した。第28期における物件売買はなし。御堂筋MTRビルが通期寄与する一方、前期に発生した物件売却損益がなくなったことや、紀尾井町ビルの主要テナント退去に伴う減収により前期比30％減益。内部留保より260百万円を取り崩すが、1口当たり分配金は3,520円と前期を22％下回った。期末のポートフォリオは15物件、資産規模（取得額合計）は3,281億円、有利子負債比率は48.2％。第29期（平成28年9月期）は、御堂筋MTRの固都税発生を見込むが、紀尾井町ビルの稼働率上昇や支払利息の減少等により、前期比0.8％増益を見込む。内部留保より250百万円を取り崩し、1口当たり分配金は3,550円となる見通し。続く第30期（平成29年3月期）は、紀尾井町ビルの収益寄与等により前期予想比2.4％増益を見込む。内部留保より130百万円を取り崩し、1口当たり分配金は3,570円となる見通し。
