森トラスト総合リート投資法人が第26期（平成27年3月期）決算を発表した。第26期は、紀尾井町ビルの取得、銀座MTRビル（共有持分50％）及び三田MTビルの売却を行った。三田MTビルの売却損26億円が発生するも、賃貸収益の増加、銀座MTRビルの売却益35億円計上が寄与し、前期比18.6％増益。売却益のうち一部を内部留保とするも、1口当たり分配金は3,921円と前期を10％上回った。期末のポートフォリオは16棟、資産規模（取得価格計）は3,299億円。有利子負債比率は49.6％。第27期（平成27年9月期）は、御堂筋MTRビルを取得する一方、銀座MTRビル（共有持分残50％）を売却し、売却益38億円を見込む。また当期中に保有物件1棟の売却を想定し、売却損25億円が発生する予定（契約未締結）。売却した物件の賃貸収益がなくなることや紀尾井町ビルの固都税計上等により、前期比3.2％減益を見込む。売却益のうち一部を内部留保とし、1口当たり分配金は3,800円と前期を3.1％下回る見通し。続く第28期（平成28年3月期）は、前期の物件売却損益がなくなることや、紀尾井町ビルの主要テナント退去により、前期予想比19.9％減益を見込む。内部留保を取り崩し、1口当たり分配金は3,400円となる見通し。
