森トラスト総合リート投資法人が第25期（平成26年9月期）決算を発表した。第25期における物件取得はなし。三田MTビル及び大阪丸紅ビルのフリーレント終了、支払利息の減少等により、前期比3.2％増益。投資口5分割により1口当たり分配金は3,557円となった。期末の有利子負債比率は48.4％。第26期（平成27年3月期）は、紀尾井町ビル取得、銀座MTRビル一部売却を予定。更に当期中に保有物件1棟を売却する予定（契約未締結）。これにより売却損27億円が発生する見込みだが、紀尾井町ビルの賃貸収入、銀座MTRビルの売却益35億円が寄与し、前期比14.6％増益を見込む。売却益のうち一部363百万円を内部留保とし、1口当たり分配金は3,800円となる見通し。続く第27期（平成27年9月期）は銀座MTRビル残余部分の売却益38億円が計上されるが、売却益の活用方法は未定であるため、業績予想は未開示。
