森トラスト総合リート投資法人が第24期（平成26年3月期）決算を発表した。第24期は、投資口の追加発行を行い、174億円を調達し、借入金の返済に充当した。前期に取得した「渋谷フラッグ」の通期稼働により、前期比5.4％増益。投資口数9％増加により、1口当たり分配金は17,233円と前期を3.3％下回った。借入金返済に伴い、期末の有利子負債比率は前期の53.7％から48.5％へ低下。第25期（平成26年9月期）は、三田MTビル、大崎MTビルの収益増加により、前期比1％増益を見込む。投資口5分割により、1口当たり分配金は3,480円（分割前17,400円）となる見通し。続く第26期（平成27年3月期）1口当たり分配金も3,480円となる見通し。なお、築年数の経過した三田MTビル、銀座MTRビル、大阪丸紅ビルにおいて主要テナント退去や定期借家契約終了が続くことから、スポンサーの森トラストと一体で再開発を見込み将来的に売却を検討していく構え。
