森トラスト総合リート投資法人が第23期（平成25年9月期）決算を発表した。第23期は渋谷フラッグを取得。これによる賃貸収益が寄与する一方、三田MTビルの主要テナント退去、前期計上した大阪丸紅ビルの固定資産受贈益がなくなったこと等により前期比9.8%減益、1口当たり分配金は17,830円となった。第24期（平成26年3月期）は、期初に投資口の追加発行を行った。これにより173億円を調達し、有利子負債比率を53.7%から48%程度へ引き下げる。これらに伴い第24期業績予想は、渋谷フラッグの通期寄与を見込み4.2%増益、内部留保より68百万円を取り崩すが、投資口数9%増加により1口当たり分配金は17,200円と前期を3.5%下回る見通し。続く第25期（平成26年9月期）は前期予想比1.4%増益、内部留保より54百万円を取り崩し、1口当たり分配金は17,400円となる見通し。
