森トラスト総合リート投資法人（MTR）が投資口の追加発行を行う。発行口数は20,000口、オーバーアロットメントによる売出し2,000口。これにより発行後の総投資口数は9%増の264,000口となる予定。調達資金は約188億円を見込み、うち120億円を短期借入金の返済、残額を当面手元資金とする。MTRは第23期（平成25年9月期）に渋谷フラッグ（取得額320億円）を取得し、これにより有利子負債比率は53.6%に上昇した。今回の増資により50%程度に引き下げる予定。これらに伴い第23期及び第24期（平成26年3月期）業績予想の修正、第25期（平成26年9月期）業績予想を発表した。第23期は前回予想比1.1%増益を見込み、1口当たり分配金は17,700円となる見通し。上記増資が反映される第24期は、三田MTビル及び大阪丸紅ビルの稼働率上昇を見込み、前回予想比3%増益、内部留保より79百万円を取り崩すが、投資口数の増加により1口当たり分配金は17,200円と前回予想を4.4%下回る見通し。続く第25期は、前期予想比1.4%増、内部留保より63百万円を取り崩し、1口当たり分配金は17,400円となる見通し。
