森トラスト総合リート投資法人が第16期（平成22年3月期）決算を発表した。第16期は物件取得はなし。銀座MTRビル（旧日産自動車本社ビル新館）の日産自動車退去に伴う賃貸収入の減少及び支払利息の増加等により前期比11.8%減益、1口当たり分配金は20,006円となった。併せて投資口60,000口の追加発行及びオーバーアロットメントによる売出5,000口を行う。発行後の総投資口数は33%増の242,000口となる。調達資金は422億円を見込み、東京汐留ビルディング取得に伴う借入金の一部返済に充当する。これにより第17期（平成22年9月期）は、銀座MTRビルの通期稼働及び東京汐留ビルディングの賃貸収入、赤坂見附MTビルの売却益170百万円が寄与し30%増益、投資口数が増加するも1口当たり分配金は19,600円となる見通し。続く第18期（平成23年3月期）1口当たり分配金は20,100円となる見通し。
