森トラスト総合リート投資法人（MTR）が、スポンサーである森トラストと物件の入替を行うことを発表した。MTRが取得する物件は、東京汐留ビルディング。低層階が商業施設、中層階がオフィスビル、高層階がホテルの複合施設。森トラストと10年間（ホテル部分は25年間）の賃料固定マスターリース契約を締結する。一方、売却する物件は、赤坂見附MTビル。今回の物件入替により、ポートフォリオの規模の成長、平均築年数の低下、収益の安定化を見込む。物件取得に際し880億円の借入れを行うため有利子負債比率が一時的に50%超となるが、これを低下するべく資金計画を検討するとしている。
