森トラスト総合リート投資法人（MTR）が、オリジネーターの森トラスト（株）と物件の交換を行うことを発表した。MTRの旗艦物件である日立本社ビルを売却する。同物件は、テナントである森トラストと定期賃貸借契約が5月末で満了となること、併せてエンドテナントである日立製作所が退去することで、MTRは従来より対策を検討していた。赤坂見附MTビルと交換することで、収益の減少を回避する策を講じる。売却益約8億円は第9期（平成18年9月期）に計上されるが、分配金への影響等を含め業績予想は前期（平成18年3月期）実績と併せ開示される予定。赤坂見附MTビルは、地下鉄「赤坂見附駅」より徒歩3分、外堀通りと青山通りの交差する角地に位置する昭和50年竣工（平成17年大規模修繕実施）、12階建てオフィスビル。テナントはサントリー（株）1社。平成27年までの定期賃貸借契約を継承する。 なお、2棟の交換については、一方が契約解除された場合、他方の契約も解除される相互履行の関係を持つ。
