東急リアル・エステート投資法人（TRE）が、スポンサーである東急と物件入替えを行う。 TREが取得する物件は、千代田区四番町にある「東急番町ビル」。取得額は147億円。既に本物件の区分所有権（所有割合95.1％）の共有持分52.6％を保有しており、今回は共有持分残47.4％を追加取得する。 一方、TREが売却する物件は、目黒区上目黒にある複合施設「REVE中目黒」の底地。売却額は12.4億円。2026年までの一般定期借地権契約を締結しているが、地代の収益成長余地が限定的であること、契約終了時には更地変換されるため将来的に収益低下リスクが生じる可能性があることから、現時点の売却を決定した。 これらに伴い業績予想を修正。第42期（2024年7月期）は、REVE中目黒（底地）の売却益73百万円を計上し、3月に公表した業績予想に対し0.8％増益を見込む。差引き内部留保額を1,015百万円に減額し、1口当たり分配金は3,800円と1.3％増となる見通し。 第43期（2025年1月期）は、東急番町ビル（追加分）の通期稼働により、前回予想比5.6％増益を見込む。内部留保取崩額を346百万円に減額し、1口当たり分配金は3,400円と前回予想と変わらない見通し。
