東急リアル・エステート投資法人が、第41期（2024年1月期）決算を発表した。 第41期は、「東京日産台東ビル」の一部を追加売却した。東急虎ノ門ビルの増築部分のテナント入居等により賃貸収入が増加し、前期比3.5％増益。差引き744百万円を内部留保とし、1口当たり分配金は3,750円と前期と同額となった。 期末のポートフォリオは31物件、資産規模（取得額合計）は2,449億円、有利子負債比率は43.3％。 第42期（2024年7月期）は、「東京日産台東ビル」の残持分を売却する。修繕費が増加するが、売却益や原状回復費収入の増加により、前期比6.4％増益。差引き1,027百万円を内部留保とし、1口当たり分配金は3,750円と前期と同額となる見通し。 第43期（2025年1月期）は、前期の物件売却益や原状回復費収入がなくなるため、前期比40％減益を見込む。内部留保より504百万円を取崩すも、1口当たり分配金は3,400円と前期予想比9.3％減となる見通し。引き続き当面の1口当たり分配金の下限を3,400円に設定し、下回る場合は内部留保を活用する方針。
