東急リアル・エステート投資法人が、第40期（2023年7月期）決算を発表した。 第40期は、「東京日産台東ビル」の30％持分を売却した。オフィスの稼働が改善し、ポートフォリオ全体の期中平均稼働率は98.2％と前期より4.2ポイント上昇。 前期に取得した二子玉川ライズが通期寄与する一方、物件売却益の減少により、前期比38％減益。差引き594百万円を内部留保とし、1口当たり分配金は3,750円と前期比7.2％減となった。 期末のポートフォリオは31物件、資産規模（取得額合計）は2,463億円、有利子負債比率は43.3％。 第41期（2024年1月期）は、「東京日産台東ビル」の30％持分を追加売却する。既存物件の増収により、前期比1.0％増益を見込む。差引き636百万円を内部留保とし、1口当たり分配金は3,750円と前期と同額となる見通し。 第42期（2024年7月期）は、「東京日産台東ビル」の40％残持分を売却する。修繕費や固都税が増加するが、物件売却益の増加により、前期予想比3.8％増益を見込む。差引き800百万円を内部留保とし、1口当たり分配金は3,750円と変わらない見通し。 引き続き当面の1口当たり分配金の下限を3,400円に設定し、下回る場合は内部留保を活用する。
