東急リアル・エステート投資法人（TRE）が、「東京日産台東ビル」を売却する。 物件は、台東区元浅草にある、1992年竣工、10階建のオフィスビル。TREは2003年上場時より運用しているが、築30年を経過し将来的なテナント退去リスクや大規模修繕工事の対応が課題であった。直近の鑑定価格及び簿価を上回る価格で売却できる点から売却を決定した。売却額は79.5億円。売却先は非開示。簿価との差額は約43億円となり、売却益が発生するが、分配金の平準化を目的に3期に分割して売却する。 これに伴い第40期（2023年7月期）及び第41期（2024年1月期）業績予想を修正。第40期は、売却益12.83億円を計上し、3月に公表した業績予想に対し45.8％増益を見込む。売却益より610百万円を内部留保する一方、買換特例圧縮積立金より58百万円を取崩し、1口当たり分配金は3,750円と10.3％増となる見通し。 第41期は、売却益12.97億円を計上し、前回予想比41.6％増益を見込む。692百万円を内部留保する一方、買換特例圧縮積立金より60百万円を取崩し、1口当たり分配金は3,750円となる見通し。 なお、第42期（2024年7月期）業績予想は未公表であるが、売却益残約17億円を計上する見込み。 また売却代金は当面の間手元資金とし、第42期までに新規物件の取得を検討する。
