東急リアル・エステート投資法人（TRE）が、東急銀座二丁目ビルを売却する。 売却する物件は、中央区銀座にある、2008年竣工のオフィスビル。TREは2011年に取得した。主要テナントであるネットイヤーグループが9月末に一部退去した。テナント誘致をしていたが、従前の賃料水準が維持できないことや、築14年が経過し大規模修繕が必要な点から、入札を行い売却することを決定した。売却額は89.7億円。 これに伴い業績予想を修正。第39期（2023年1月期）は、本物件の売却益4,586百万円計上により、9月に公表した業績予想に対し177％増益を見込む。但し、売却益のうち2,958百万円を内部留保とし、1口当たり分配金は4,040円と26.3％増となる見通し。 第40期（2023年7月期）は、売却した物件の賃貸収入がなくなる一方、賃貸費用や支払利息の減少により、前回予想比2.0％増益を見込む。内部留保より323百万円を取崩し、1口当たり分配金は3,400円と前回予想と変わらない見通し。
