東急リアル・エステート投資法人が、物件の入替え行う。 取得する物件は、JR山手線恵比寿駅より徒歩3分に位置する、1992年竣工、7階建のオフィスビル。築26年経過しているが、リニューアルを実施済である点や、渋谷恵比寿エリアの強い賃貸マーケット環境を勘案した。取得額は45億円。 一方、売却する物件は、江東区にあるTOKYU REIT木場ビル。将来的な修繕コスト増加に加え、7月に一部テナントが退去予定のため、今後の対策が課題であった。売却額は42.5億円。簿価との差額は388百万円を見込む。 これに伴い第30期（2018年7月期）及び第31期（2019年1月期）業績予想を修正。 第30期は、3月に公表した業績予想に対し1.5％増益を見込み、1口当たり分配金は2,710円となる見通し。 第31期は、上記物件含め2物件を取得予定。更にTOKYU REIT木場ビルの売却益314百万円計上により前回予想比10.3％増益を見込み、1口当たり分配金は3,010円となる見通し。
