東急リアル・エステート投資法人が、第29期（平成30年1月期）決算を発表した。 第29期は「メゾンピオニー都立大学」を取得。東急虎ノ門ビルのテナント入替えに伴いフリーレントが発生するが、その他物件の稼働率上昇や賃料増額、修繕費の減少が寄与し、前期比5.9％増益。内部留保より97百万円を取崩し、1口当たり分配金は2,650円と前期と同額となった。 期末のポートフォリオは29物件、資産規模（取得額合計）は2,235億円、有利子負債比率は42.2％。 第30期（平成30年7月期）は、東急虎ノ門ビルがフリーレント継続するが、世田谷ビジネススクエアのフリーレント終了、その他物件の賃料増額により、前期比4.7％増益を見込む。内部留保を活用せず、1口当たり分配金は2,670円となる見通し。 第31期（平成31年1月期）は、東急虎ノ門ビルのフリーレント終了に伴い、前期予想比2.3％増益を見込み、1口当たり分配金は2,730円となる見通し。
