東急リアル・エステート投資法人が、第26期（平成28年7月期）決算を発表した。第26期は「東急番町ビル」を取得、「東急鷺沼ビル」と「TOKYU REIT八丁堀ビル」を売却した。TOKYU REIT八丁堀ビルの売却損1,841百万円が発生する一方、東急鷺沼ビルの売却益2,349百万円により、前期比13.8％増益。売却益のうち292百万円を内部留保とし、1口当たり分配金は2,695円となった。 期末のポートフォリオは29物件、資産規模（取得額合計）は2,236億円、有利子負債比率は43.1％。 第27期（平成29年1月期）は「第2東急鷺沼ビル」を売却予定。これによる売却益539百万円を計上するが、売却した物件や世田谷ビジネススクエアの大口テナント退去による賃貸収益の減少により、前期比2.7％減益を見込む。物件売却益のうち276百万円を内部留保とし、1口当たり分配金は2,630円となる見通し。 第28期（平成29年7月期）は、前期の物件売却益がなくなるため、前期予想比21.7％減益を見込むが、内部留保より342百万円を取り崩し、1口当たり分配金は2,630円と前期と変わらない見通し。
