東急リアル・エステート投資法人が保有物件2棟を売却する。一棟はりそな・マルハビル。現テナントのマルハニチロ水産が退去した場合の後継テナント誘致を考慮して売却を決定。売却先は三菱地所が出資する特定目的会社。もう一棟の菱進原宿ビルは、鑑定価格の下落により減損リスクが生じており、減損損失計上の回避を目的として売却を決定した。売却先は日本プライムリアルティ投資法人。 これに伴い第13期（平成22年1月期）及び第14期（平成22年7月期）業績予想を修正。第13期は、菱進原宿ビルの売却損を計上するも、りそな・マルハビルの売却益が寄与し、従来予想比468%増益、1口当たり分配金は78,500円となる見通し。続く第14期は、売却益及び2棟の賃貸収入がなくなることにより従来予想比23%減益、1口当たり分配金は10,000円となる見通し。なお2物件売却に伴い400億円に達する現預金を持って物件取得を行い、従来水準と比較して減少する分配金の回復を図る方針を示している。
