オリックス不動産投資法人が、第45期（2024年8月期）決算を発表した。 第45期は、「サンマリオンタワー」等8物件を取得する一方、「MG白金台」等2物件を売却した。ホテルやオフィスを中心に賃貸収入が増加したが、物件売却益の減少により、前期比0.3％減益。963百万円を内部留保とし、1口当たり分配金は3,820円と前期比2.1％減となった。 期末のポートフォリオは117物件、資産規模（取得額合計）は7,229億円、有利子負債比率は43.4％。 第46期（2025年2月期）は、「天神ノースフロントビル」の25％を追加取得する。猛暑の影響に伴うホテルの賃貸収入の減少、また前期の物件売却益がなくなること等により、前期比7.9％減益を見込む。内部留保より111百万円を取崩し、1口当たり分配金は3,880円と前期比1.6％増となる見通し。 第47期（2025年8月期）は、「天神ノースフロントビル」の20％を追加取得する。ホテルの賃料収入の回復により、前期予想比2.9％増益を見込み、1口当たり分配金は3,950円と前期予想比1.8％増となる見通し。 今後の目標は、第45期の1口当たり分配金3,820円を起点として、年率3％以上の成長を目指す。
