オリックス不動産投資法人が、第44期（2024年2月期）決算を発表した。 第44期は、「新横浜スクエアビル」等2物件を取得、「シーフォートスクエア」等3物件を売却した。賃貸収入の増加、物件売却益の増加、物件売却損の減少により、前期比46％増益。770百万円を内部留保とし、1口当たり分配金は3,902円と前期比4.2％増となった。 期末のポートフォリオは111物件、資産規模（取得額合計）は6,961億円、有利子負債比率は43.0％。 第45期（2024年8月期）は、「サンマリオンタワー」等7物件を取得、「MG白金台ビル」等2物件を売却する。前期の物件売却損がなくなるが、売却益の減少や水道光熱費の増加により、前期比6.8％減益を見込む。485百万円を内部留保とし、1口当たり分配金は3,720円と前期比4.7％減となる見通し。 第46期（2025年2月期）は、前期の物件売却益がなくなるため、前期予想比4.3％減益を見込む。内部留保より83百万円を取崩し、1口当たり分配金は3,760円と前期予想比1.1％増となる見通し。 1口当たり分配金3,700円からの安定成長を目指す方針。
