オリックス不動産投資法人（OJR）が、大阪ガス都市開発と物件交換を行う。 OJRが取得する物件は、「クロスレジデンス阿波座」等住宅3物件、取得額は計59.5億円。 一方、OJRが売却する物件は、「ラウンドクロス赤坂」、売却額は30.5億円。物件交換に伴い圧縮記帳を行い、ラウンドクロス赤坂の売却益335百万円を圧縮額として、取得する3物件のうち2物件の取得額より控除する。 このため売却益は発生せず、業績予想の修正はなし。
