オリックス不動産投資法人が、オフィスビルの物件入替えを発表した。 取得する「新横浜スクエアビル」は、東海道新幹線新横浜駅より徒歩3分に位置する、1995年竣工、18階建のオフィスビル。10月末時点のテナントは28社、稼働率は94.6％。取得額は203億円。 売却する物件は、「シーフォートスクエア／センタービル」と「ラウンドクロス芝大門」。2物件ともにエリアの賃貸市況が低迷している点や、築年数の経過に伴う修繕コストの増加により、収益低下が想定される点から、売却を決定した。2物件の売却額は計178億円。シーフォートスクエアが売却損27.21億円、ラウンドクロス芝大門が売却益23.85億円を見込み、合算して3.35億円の売却損となるが、内部留保を活用するため、業績予想の修正はなし。
