オリックス不動産投資法人が、第34期（2023年8月期）決算を発表した。 第34期は、「札幌22スクエア」等4物件を取得する一方、「ラウンドクロス築地」「ホテル日航姫路」を売却した。既存物件は全用途で増収となったが、ホテル日航姫路の売却損3,251百万円計上により、前期比29％減益となった。内部留保より2,429百万円を取崩し、1口当たり分配金は3,744円と前期比8％減となった。 期末のポートフォリオは112物件、資産規模（取得額合計）は6,958億円、有利子負債比率は43.1％。 第35期（2024年2月期）は、「クロスレジデンス日本橋本町」を取得する一方、「クロスレジデンス三宿」を売却する。既存物件は引き続きオフィスやホテルを中心に全用途で増収を想定する。物件売却益1,065百万円計上及び前期の物件売却損がなくなるため、前期比40％増益を見込む。343百万円を内部留保とし、1口当たり分配金は3,900円と前期比4.2％増となる見通し。 第36期（2024年8月期）は、前期の物件売却益がなくなることや水道光熱費の増加、ホテルの賃料減少により、前期予想比13％減益を見込む。内部留保より80百万円を取り崩すも、1口当たり分配金は3,530円と前期予想比9.5％減となる見通し。 引き続きポートフォリオの質向上を目的に、物件入替えを推進する。
