オリックス不動産投資法人（OJR）が、コスモスイニシアと物件入替えを行う。取得予定物件が今年11月竣工のため、入替えは12月。 OJRが取得する物件は、地下鉄小伝馬町駅より徒歩2分に、今年11月竣工予定の単身者向けマンション。総戸数42戸。取得額は22億円。 売却する物件は、世田谷区三宿にある、2007年竣工、総戸数79戸の単身者向けマンション。2022年8月時点の稼働率は94.1％。売却額は29億円。 本入替えに伴い2024年2月期に物件売却益1,065百万円が発生するが、業績予想は4月19日公表予定の2022年2月期決算発表時に併せて発表する。
