オリックス不動産投資法人（OJR）が、2023年4月に物件入替えを行うことを発表した。入替え先は日鉄興和不動産。 OJRが取得する物件は、都内にある住宅2物件。ともに築浅の単身者及びDINKS向けマンション。2物件の取得額は計36.4億円。 一方、売却する物件は、中央区築地にある1992年竣工のオフィスビル。売却額は40.5億円。これにより第43期（2023年8月期）に売却益11.2億円を見込むが、将来の分配金安定を目的に売却益の半分程度を限度に内部留保する予定。 第43期業績予想は、10月公表予定の第41期（2022年8月期）決算発表時に併せて公表する。
