オリックス不動産投資法人が、2物件を売却する。 売却する物件は、江東区木場にある築31年のオフィスビルと、金沢市にある築15年の住宅。ともに築年数が経過し、マーケットにおける相対的な競争力低下や今後の修繕費用の増加を懸念して売却を決定した。2物件の売却額は計76.60億円。 これに伴い第41期（2022年8月期）業績予想を修正。ビサイド木場の売却益2,186百万円やホテルの稼働回復による賃料上昇により、10月に公表した業績予想に対し29.7％増益を見込む。圧縮記帳により1,119百万円を内部留保する一方、99百万円を内部留保より取崩し、1口当たり分配金は3,680円と15.7％増となる見通し。 併せて第42期（2023年2月期）業績予想を発表。クロスレジデンス金沢香林坊の売却益1,345百万円が発生するが、前期より売却益が減少するため、前期予想比4.9％減益を見込む。物件売却益を全額分配、更に内部留保より140百万円を取崩し、1口当たり分配金は3,900円と前期予想比6.0％増となる見通し。
