オリックス不動産投資法人（OJR）が、国内の事業会社と物件入替えを行う。 OJRが取得する物件は、地下鉄大手町駅より徒歩4分に位置する、2010年竣工、9階建のオフィスビル。8月末時点のテナントは8社、稼働率は100％。取得額は32億円。 一方、OJRが売却する物件は、千葉県浦安市にある、2006年竣工の有料老人ホーム。オペレーターであるグッドタイムリビング（旧オリックス・リビング）が2019年にオリックスグループから外れ、大和証券グループ本社の傘下となったことから、売却を決定した。売却額は20億円。 これにより取得物件の賃貸収益と、売却益515百万円が発生するが、ホテル業績やオフィスの稼働率が当初想定を下回ることを想定し、業績予想の修正はなし。
