オリックス不動産投資法人が、第38期（2021年2月期）決算を発表した。 第38期は「パシフィックスクエア名古屋錦」を取得。ポートフォリオの55％を占めるオフィスの期末稼働率は前期の98.4％から96.9％へ低下した。コロナ禍の影響を受け、都市型商業施設のテナント解約、東京ベイ舞浜ホテルの固定賃料の一時減額、ホテルユニバーサルポートの変動賃料の減少により、前期比9.9％減益。インターヴィレッジ大曲の災害復旧費用131百万円相当額を内部留保より取崩し、1口当たり分配金は3,546円と前期比7.7％減となった。 期末のポートフォリオは112物件、資産規模（取得額合計）は6,865億円、有利子負債比率は43.5％。 第39期（2021年8月期）は「クロスレジデンス蒲田Ⅱ」を取得。オフィスの期末稼働率は96.3％となる前提。住宅とホテルは増収となる一方、オフィスと商業施設は解約による大幅減収を想定し、前期比4.3％減益を見込み、1口当たり分配金は3,350円となる見通し。 第40期（2022年2月期）は、オフィスの期末稼働率は95.8％となる前提。オフィスと商業施設は引き続き減収を想定するが、ホテルの売上回復に伴う変動賃料の増加により、前期予想比2.3％増益を見込む。内部留保より92百万円を取崩し、1口当たり分配金は3,460円となる見通し。
