オリックス不動産投資法人が、第37期（2020年8月期）決算を発表した。 第37期は、東急リアル・エステート投資法人と物件入替を行い「TOKYU REIT赤坂檜町ビル」を追加取得する一方、「KN自由が丘プラザ」の持分残を売却した。 前期に取得した物件が通期寄与するが、前期の物件売却益の反動減、コロナ禍の影響によるホテルユニバーサルポートの変動賃料の減少等により、前期比12％減益。特定資産の買換特例を活用し121百万円を内部留保とし、1口当たり分配金は3,840円と前期比5.4％減となった。 期末のポートフォリオは111物件、資産規模（取得額合計）は6,797億円、有利子負債比率は42.9％。 第38期（2021年2月期）は、コロナ禍の影響により、ホテルユニバーサルポート変動賃料の減少、東京ベイ舞浜ホテルの固定賃料の減額、商業施設の賃料減額や退去、インターヴィレッジ大曲の災害復旧費用の発生を想定し、前期比16.5％減益を見込む。内部留保より688百万円を取崩し、1口当たり分配金は3,490円となる見通し。 第39期（2021年8月期）は、オフィスビルの稼働低下を想定する一方、商業施設の収益回復、資産運用報酬の減少、前期の特別損失の反動増により、前期予想比3.4％を見込む。1口当たり分配金は3,350円と、内部留保の取崩しを行った前期に対し4％減となる見通し。
