オリックス不動産投資法人（OJR）が、物件入替えを発表した。入替先は国内事業会社（非開示）。 OJRが取得する物件は、JR渋谷駅より徒歩8分、道玄坂上交差点近くに位置する、2008年竣工、4階建のオフィスビル。10月末時点のテナントは4社、稼働率は100％。OJRは準共有持分の77.8％を取得する。取得額は21.97億円。 一方、OJRが売却する物件は、JR札幌駅より徒歩3分に位置する、1994年竣工、飲食店を中心とした商業施設。本物件を含めた再開発事業が計画されており、将来的な不確定要素を排除するため売却を決定。売却額は31.34億円。これにより売却益12.97億円が発生するが、一部を内部留保する予定のため、業績予想の修正はなし。
