オリックス不動産投資法人が、第35期（2019年8月期）決算を発表した。 第35期は「仙台南町通ビル」を取得。既存物件のテナント入替えや更新による賃料増額、前期に物件売却損がなくなったことにより、前期比11％増益。インターヴィレッジ大曲の地震に伴う復旧費用相当額を内部留保より取崩し、1口当たり分配金は3,755円と前期比7.7％増となった。 期末のポートフォリオは110物件、資産規模（取得額合計）は6,674億円、有利子負債比率は43.1％。 第36期（2020年2月期）は、「フェリチタ三条木屋町」「TOKYU REIT赤坂檜町ビル」の一部を取得する一方、「岡山久米商業施設」「KN自由が丘プラザ」の一部を売却。既存物件の賃料増額、物件売却益469百万円が寄与し、前期比2.4％増益を見込む。物件売却益のうち185百万円を内部留保とし、1口当たり分配金は3,710円と前期比1.2％減となる見通し。 第37期（2020年8月期）は、「TOKYU REIT赤坂檜町ビル」の残持分を取得する一方、「KN自由が丘プラザ」の残持分を売却予定。売却益58百万円が発生するが、前期より売却益が減少するため、前期予想比2.2％減益を見込む。122百万円を内部留保とし、1口当たり分配金は3,650円となる見通し。 引き続き地方の郊外型商業施設を中心に売却を検討する。物件入替えによってポートフォリオの質向上を図る。
