オリックス不動産投資法人（OJR）が、東急リアル・エステート投資法人と物件入替えを行う。 OJRが取得する物件は、地下鉄赤坂駅より徒歩4分に位置する、1984年竣工のオフィスビル。築年数を経過しているが、立地の希少性から将来的な再開発を視野に入れる。取得額は48億円。 一方、TREへ売却する物件は、東急線自由が丘駅より徒歩2分に位置する、2001年竣工、店舗とオフィスの複合ビル。売却額は31.6億円。 取得及び売却ともに、双方の2期に分割して行う。 これに伴い、売却益が第36期（2020年2月期）及び第37期（2020年8月期）に計上される予定だが、将来的な分配金安定を目的として内部留保するため、業績予想の修正はなし。
