オリックス不動産投資法人が、第32期（平成30年2月期）決算を発表した。 第32期は「ホテルリブマックス名古屋栄EAST」を取得する一方、「ラウンドクロス南麻布」を売却。既存物件の稼働率上昇及び賃料増額改定、物件売却益275百万円が寄与し、前期比5.3％増益。物件売却益を内部留保とするも、1口当たり分配金は3,299円と前期を2.1％上回った。 期末のポートフォリオは110物件、資産規模（取得額合計）は6,349億円、有利子負債比率は43.7％。 第33期（平成30年8月期）は、投資口の追加発行を行い「ホテルユニバーサルポート」を取得。これによる収益が寄与するが、前期の物件売却益がなくなること、既存物件の評価替えに伴う固都税の増加、水道光熱費の増加等により、前期比0.1％減益を見込む。投資口が3％増加するが、1口当たり分配金は3,300円と前期と同水準となる見通し。有利子負債比率は42.8％へ低下する予定。 第34期（平成31年2月期）は「ホテルユニバーサルポート」の通期稼働や変動賃料が寄与し、前期予想比1.5％増益を見込み、1口当たり分配金は3,350円となる見通し。
