オリックス不動産投資法人が、第30期（平成29年2月期）決算を発表した。 第30期は、投資口の追加発行を行い「サンルートプラザ東京」等、5物件を取得する一方、「東陽MKビル」を売却。これによる賃貸収益や物件売却益1,016百万円が寄与し、前期比20.2％増益。物件売却益のうち898百万円を内部留保し、投資口数が4.3％増加するも、1口当たり分配金は3,252円と前期を8.4％上回った。 期末のポートフォリオは109物件、資産規模（取得額合計）は6,224億円、有利子負債比率は46.3％。 第31期（平成29年8月期）は、9期連続となる投資口の追加発行を行い、有利子負債比率を42.6％へ低下。前期に取得した物件が通期寄与する一方、前期の物件売却益がなくなるため、前期比10.5％減益を見込む。投資口数6.2％増により、1口当たり分配金は3,040円となる見通し。 第32期（平成30年2月期）は「ホテルリブマックス名古屋栄アネックス」を取得予定。既存物件の賃料増額改定が寄与し、前期予想比1.3％増益を見込み、1口当たり分配金は3,080円となる見通し。 なお、地方都市のオフィス市況の好転や、首都圏のオフィスビルの売却実績に伴い、ポートフォリオの投資比率を変更。オフィスビルを60％程度から50％程度へ、首都圏比率を80％から70％へ変更し、ホテルや地方都市への投資比率を高める意向。
