オリックス不動産投資法人（OJR）が、投資口の追加発行を行う。OJRの公募増資は8期連続。発行口数は98,381口、オーバーアロットメントによる売出口数は4,919口。これにより発行後の投資口数は4.3％増の2,524,623口となる予定。調達額は約174億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、渋谷区神宮前のオフィスビルと福岡の都市型商業施設。2棟の取得額は計135.5億円。 これらに伴い、第29期（平成28年8月期）及び第30期（平成29年2月期）業績予想を修正。第29期は、期中に取得した「高輪デュープレックスC's」「アルボーレ鹿児島」の賃貸収益、売却した「日本橋イーストビル」の売却益が寄与し、4月に公表した業績予想に対し2.6％増益を見込む。180百万円を内部留保とし、1口当たり予想分配金は2,900円と変更なし。 上記の投資口追加発行及び物件取得が反映される第30期は、2棟の賃貸収益が寄与し、前回予想比4.3％増益を見込む。投資口数が増加するも、1口当たり予想分配金は2,980円と変更なし。 更に第31期（平成29年8月期）業績予想を発表。前期予想比増収となるが、固都税の増加により1.7％減益を見込み、1口当たり予想分配金は2,930円となる見通し。なお、増資前の有利子負債比率45.8％に対し、第30期末及び第31期末は44.5％となる見込み。
