オリックス不動産投資法人が、第28期（平成28年2月期）決算を発表した。第28期は、期初に投資口の追加発行を行い「アークヒルズサウスタワー」等9棟を取得する一方、「The Kitahama PLAZA」等2棟を売却。物件売却益は前期より減少する一方、賃貸収益の増加や融資手数料の減少等により、前期比6.1％増益。物件売却益のうち761百万円を内部留保とし、投資口数が3.8％増加するも、1口当たり分配金は2,989円と前期を2％上回った。期末のポートフォリオは102物件、資産規模（取得額合計）は5,580億円、有利子負債比率は45.9％。併せて札幌のオフィスビルを取得する。物件は札幌市営地下鉄さっぽろ駅より徒歩1分に位置する、昭和56年竣工。10階建のオフィスビル。2月時点の稼働率は99.5％。第29期（平成28年8月期）は、7期連続となる投資口の追加発行を行い、大阪・淀屋橋及び静岡県浜松市のオフィスビルを取得。これによる賃貸収益が増加する一方、既存物件のテナント退去や、前期の物件売却益の反動減を見込み、前期比8.8％減益、1口当たり分配金は2,900円となる見通し。続く第30期（平成29年2月期）は、前期に取得した物件の通期稼働が寄与し、前期予想比2.8％増益、1口当たり分配金は2,980円となる見通し。
