オリックス不動産投資法人（OJR）が、物流施設とオフィスビルの取得を発表した。物流施設はOJRのポートフォリオで初の組み入れ。物件は、高速道路草加インターより6キロ、三郷インター・浦和インターよりそれぞれ10キロにある、平成18年1月竣工の物流施設。契約時点のテナントは1社、稼働率は100%。オフィスビルは、地下鉄「新宿三丁目駅」より徒歩3分に、平成18年11月竣工予定の10階建てオフィスビル（一部店舗含む）。OJRは、竣工後の平成19年4月に取得する予定。2棟ともに売り主はオリジネーターのオリックスグループ。 また、OJRはオフィスビル2棟を売却することを発表した。物件は、上場時から保有する、地下鉄「溜池山王駅」より徒歩1分の隣り合わせのオフィスビル2棟。それぞれ築33年、24年が経過しており、リニューアル、建て替え等も視野に入れていたが、オリックス赤坂2丁目の取得に伴う赤坂地区への集中緩和策も含め、売却に至る。 OJRは第9期（平成18年8月期）業績予想を修正した。上記の物流施設の取得及び2棟売却に伴う収益が寄与し、25%の増益、1口当たり予想分配金は15,000円となる見通し。予想営業収益には上記物件売却益902百万円が含まれており、1口当たり分配金への寄与は約4,000円となる。
