日本ビルファンド投資法人が、11月に物件入替えを行う。 取得する物件は、大阪市中央区にある、2006年竣工の「淀屋橋フレックスタワー」。取得額は98.33億円。売主はグローバル・ワン不動産投資法人。 一方、交換取引として、グローバル・ワン不動産投資法人へ「NBF上野ビル」を売却する。売却額は99億円。交換取引による圧縮記帳を行うため、売却益は発生しないが、NOI利回りの向上を見込む。 更に「NBF芝公園ビル」を売却する。売却額は85億円。売却先は非開示。売却益16.49億円を想定するが、内部留保を予定しているため、業績予想の修正はなし。
