日本ビルファンド投資法人（NBF）が、物件入替えを行う。 取得する「上野イーストタワー」は、JR上野駅より徒歩2分に位置する、2015年竣工、25階建、三井不動産と清水建設が共同開発したオフィスビル。NBFは既に三井不動産の持分（60％）を2016年に取得済。清水建設より残り40％を取得し一棟完全所有となる。今回の取得額は134億円。 売却する「NBF南青山ビル」は、1995年竣工、11階建のオフィスビル。2008年取得以降NOI利回りが低下し直近期は1.7％と低い水準、また鑑定価格が簿価を35％下回る含み損であった。簿価を上回る価格で売却できる点から売却を決定した。売却額は316億円。簿価との差額は114百万円。 本物件入替えに伴う業績予想の修正はなし。
