日本ビルファンド投資法人が、第37期（2019年12月期）決算を発表した。 第37期は「大崎ブライトコア」等、保有物件3物件の持分を追加取得した。前期の物件売却益がなくなるが、前期に取得した物件の通期稼働、既存物件の賃料増額改定、季節要因による水光熱費収入等が寄与し、前期比1.0％増益となり、1口当たり分配金は11,011円と前期比4.3％増となった。 期末のポートフォリオは71物件、資産規模（取得額合計）は1兆1,327億円、有利子負債比率は41.6％。 第38期（2020年6月期）は、既存物件の賃料増額が継続する一方、季節要因による水道光熱費収入の減少、前期発生したNBF品川タワーのテナント解約違約金収入がなくなること等により、前期比2.6％減益を見込み、1口当たり分配金は10,720円となる見通し。 第39期（2020年12月期）は、NBF新川ビルのテナントが契約満了に伴い11月に退去予定。既存物件の賃料増額、季節要因による水道光熱費収入の増加により、前期予想比0.3％増益を見込み、1口当たり分配金は10,750円となる見通し。
