日本ビルファンド投資法人が、第33期（平成29年12月期）決算を発表した。 第33期は「NBF新浦安タワー」と「GSKビル」を売却。NBF新浦安タワーの売却損38億円が発生する一方、GSKビルの売却益55億円計上により、前期比12％増益。物件売却益のうち14億円を内部留保とし、1口当たり分配金は9,370円と前期を2.6％上回った。 期末のポートフォリオは72物件、資産規模（取得額合計）は1兆764億円、有利子負債比率は40.8％。また内部留保額は64億円（1口当たり4,560円程度）となる。 第34期（平成30年6月期）は「六本木ティーキューブ」、「セレスティン芝三井ビルディング（追加）」を取得する一方、「NBF日比谷ビル」を売却予定。これにより物件売却益3.78億円が生じるが、前期より物件売却益が減少するため、前期比4.9％減益を見込む。物件売却益を内部留保するも、1口当たり分配金は9,620円と前期を2.7％上回る見通し。 第35期（平成30年12月期）は、物件売却益がなくなるが、前期に取得した物件の通期稼働により、前期予想比0.1％増益を見込む。内部留保を見込まず、1口当たり分配金は9,900円となる見通し。
