日本ビルファンド投資法人が第23期（平成24年12月期）決算を発表した。第23期は「NBFコモディオ汐留」を取得。これによる賃貸収益及び前期に取得した物件の通期稼働が寄与し、前期比1.8%増益、1口当たり分配金は15,754円となった。第24期（平成25年6月期）は、期初に投資口の追加発行を行い、オフィスビル4棟取得、1棟売却を発表。これによる賃貸収益及び物件売却益が寄与し前期比21%増益。物件売却益2,062百万円より1,168百万円を内部留保とし、1口当たり分配金は15,200円と前期を3.5%下回る見通し。続く第25期（平成25年12月期）は前期の物件売却益がなくなることから前期予想比10%減益、内部留保の取り崩しは行わず、1口当たり分配金は15,100円となる見通し。
